Downtown Albany Residential and Commercial Open House

The Downtown Albany BID will be hosting an open house tomorrow at 18 buildings to showcase residential and commercial real estate available downtown. 17 Chapel is participating as the only luxury condo in downtown Albany.

This first-time event is an opportunity for those who are curious about properties – but perhaps not ready to hear the sales pitch. This is a great opportunity to learn about condo living and the few options available for downtown housing in Albany.

The event is Tuesday, August 17, 2010 from 12:00 – 2:00 p.m. Please stop by the on-site Sales Center at 17 Chapel to see what our luxury condos will look like.

New pricing has been announced for 17 Chapel as of July 15, 2010 now that construction has started. Visit our Residences page to view current pricing and availability for our condos in Downtown Albany, NY .

Construction Underway on Downtown Albany Condos

Construction started last week at 17 Chapel! This first step toward building our luxury condos involves gutting the interior of the existing four story building. The exterior windows and wall systems are being removed too, as you can see in these photos of our building in downtown Albany.

The new openings will make space for the residential windows and patio doors, which will run nearly floor to ceiling, making these condos really bright and spacious feeling. Also, the exterior will be all-new with materials including brick masonry.

Over the coming weeks, the existing roof will be removed and interior ramps which link the 2nd, 3rd and 4th floors will be dismantled. We expect the demolition phase to finish in late Summer 2010 and then to begin erecting steel for the 5th through 8th floor addition. Soon this building will look less like a warehouse and more like a luxury condo should!

We are excited to be moving forward with this project given the positive reaction we have received during our pre-construction sales. Construction is scheduled to finish with resident occupancy in the second half of 2011.

Our Sales Center will remain open throughout construction so you can still preview our luxury condo features, finishes and floor plan options. A safety walkway with overhead protection will be installed in front of the entrance shortly.

Downtown Syracuse residential – a vision of what Albany should have

Our architects for 17 Chapel, Schopfer Architects, have been involved in several condo and apartment conversion projects in Downtown Syracuse. When our owners interviewed and talked with Schopfer, they were surprised to see just how far Syracuse has come in downtown living – and how this bodes as an opportunity for Downtown Albany to have beautiful luxury condos as well.

In fact, Syracuse has so much downtown housing that their BID organizes a Downtown Living Tour. The buildings include a combination of new and old, rental and condo. Quite a vision for what Albany might have in the coming years, with more residential projects like 17 Chapel being planned.

Revised floor plan: Hudson

Based on feedback from our prospective buyers, we have revised the floor plan for the Hudson suite. The new layout adds a Library in addition to the two bedrooms.

The Hudson is 1650 square feet and is available on the third and fourth floors with offers views of downtown Albany and the historic First Church in Albany. Pre-construction pricing starts at $412,500. The 485-a tax abatement means that this home will only be assessed for $27,598 during the first eight years of the twelve year abatement period. This translates to a twelve year tax savings on this model of $87,371 (projected).

First and foremost, 17 Chapel is an adaptive reuse project. Our building was built as a car dealership in 1928 and has been underutilized since at least the 1960s (see history page). Turning this older building into new luxury condos is like recycling a property.

Environmentally responsible finishes

As a vertical structure, 17 Chapel inherently uses less resources than a similar number of single-family residences. Utility costs for the Capitol model (2 Bedrooms, 1590 square foot) are projected by our engineering firm to $183 per month, a significant decrease for those used to the costs of heating and cooling a detached house. Inherently, since ceilings and walls abut other occupied spaces, the costs and utility footpring will be lower in the long run.

Flooring. Each luxury condominium’s living areas will feature stunning, eco-friendly wide-plank flooring in either standard Shaw Luminere™ laminate or Epic™ Engineered Wood, each offering EnviroCore, a high-density-fiber(HDF) core derived from recycled wood fiber, which means fewer trees are used with less waste. In addition, 100% of the post-industrial laminate manufacturing waste from the company’s manufacturing facility is diverted from the landfill and used as fuel, mainly for Shaw’s Waste-to-Energy facility. Our standard laminate flooring is an inherently good environmental choice in floor covering while making your condo look beautiful. Engineered to last, laminate offers a long life span (25 year manufacturer’s warranty) that minimizes replacement. And while it simulates the upscale look of a natural product like an exotic hardwood, the actual material isn’t used and the natural resource preserved. The optional 3/8″ Engineered Wood uses 50% less newly harvested wood than conventional 3/8″ thick engineered wood flooring and Epic premium veneers come from managed forests.

An available option for the bedrooms is Shaw’s TripleTouch under-carpet pad. Made with natural oils, it reduces dependency on petroleum-based products and its backing is made with recycled content.

Appliances. Included with your new luxury condo at 17 Chapel are Frigidaire Gallery EnergyStar rated, stainless steel kitchen appliances and high efficiency laundry appliances. Appliances account for nearly 20 percent of the average household’s energy use. EnergyStar clothes washers use 40 to 50 percent less energy and about 55 percent less water than standard washers and refrigerators use up to 40 percent less energy than the conventional models sold in 2001.

Plumbing fixtures. We have partnered with Kohler to provide beautiful, high-quality plumbing fixtures for the condos at 17 Chapel. Standard WaterSense faucets and optional WaterSense toilets allow you to partner in saving energy and the environment. According to EPA, if one out of every 100 American homes retrofitted with water-efficient fixtures, we could save about 100 million kWh of electricity per year—avoiding 80,000 tons of greenhouse gas emissions. That is equivalent to removing nearly 15,000 automobiles from the road for one year! Depleting reservoirs and groundwater can put water supplies, human health, and the environment at serious risk. Lower water levels can contribute to higher concentrations of natural or human pollutants. Using water more efficiently helps maintain supplies at safe levels, protecting human health and the environment.

Lighting. The lighting in the garage and hallways of 17 Chapel will be motion-activated to minimize unoccupied energy use. Step inside your condo for the evening and the hallway lights will dim to reduce energy consumption. Step out your door and the lights return to full brightness. Energy-efficient LED under-cabinet lighting is available for your kitchen, and other lighting inside your condo may be lamped with compact fluorescent or LED lighting as well. Optional EnergyStar rated ceiling fans are available so you may reduce reliance on heat and air conditioning.

Paint. Standard low voc paint reduces odor and potential toxins in your new home. An available upgrade will be Benjamin Moore Aura™ Waterborne paint which provides extraordinary performance and is a Greenguard certified product.

General Architecture. The condominiums will be constructed and equipped with energy efficient sustainable technology, resulting in a more healthful environment and lower utility costs. Oversized operable windows and sliding doors with energy efficient Low-E glass allow natural light to radiate throughout the individual homes. Our virtual tour helps show the quality and quantity of windows. Solid core interior doors by Masonite use renewable materials to create their sound attenuation.
